Hello my name is Simon Smyth, I am your local Refund Home Loans Territory Manager for Cairns and its surrounding areas.

Both myself and my wife Cassandra purchased our Refund Home Loans franchise in early 2006. Prior to that I was in the accounting industry for over 5 years. My wife currently still works as an accountant having both completed our commerce degree’s at James Cook University in Cairns. Although located in Cairns, I have clients all over Queensland. Being a mobile lender I am able to come to you in the greater Cairns area. This includes Port Douglas and the beaches, Innisfail and The Atherton Tablelands. I am able to visit you after hours or on weekends for your convenience.

Can you deal with the bank that I'm already with?
Yes. I might be able to get you a better deal with the lender you currently have.

Is your service free?
Yes. It costs no more to use my service than if you went to the bank or lender direct. In some cases you may find I save you money by arranging finance that is best for you and not the bank.

Who pays you then?
I am paid a commission by the lender the loan is sourced through. The commission rates vary only slightly between lenders. I will suggest a loan that is best for your personal circumstances no matter what the lender pays me. I will not put a customer into a loan I would not enter into myself!

What Documents Should I have for a loan application?

Identification: Your Drivers Licence and Birth Certificate or Passport
Income Verification:
- PAYE: Copies of your last Notice of Assessment (from the ATO) and your latest PAYG Payment Summary (Group Certificate)
- your last 2 pay-slips
- A letter from employer stating current income and length of service
- Self Employed: Full financials (including business and personal tax returns) for 2 years
- Rental income: Evidence of the income statement, or where the property is not yet rented, a letter from the managing agent estimating rental
For Refinances And Consolidations:
- Last 6 months of loan statements for the home loan that is to be refinanced
- Copy of last rates notice for each property to be refinanced
- Last 6 months of loan statements for (credit cards, store cards & personal loans) that are being refinanced
For Purchase Of Property:
- Copy of signed contract
